The pictures of this house speak volumes! From blown elbows on pipes, to a flooded and icy basement, this property was in dire need of some TLC. Heather and Paul Hanson put their investor smarts and negotiation skills to the test on this short sale. Read on to see how they got what many are calling the "deal of a century"!
"The sellers owed $150,000 on their first mortgage and $30,000 on their second mortgage. Thanks to the negotiation skills we learned from Nouveau Riche, we were able to get the first mortgage down to $21,500 and the second reduced to $1,000. Our negotiating didn't end there though. We got the first mortgage company to agree to pay off the second mortgage! Then, we did a double close on the property and, as a result, we owned the property for less than 45 minutes! Plus, we didn't use any cash OR our credit to complete the transaction.
After purchasing the property for just $21,500, we sold it for $55,000 – and made a total profit of $24,727.07!"
Heather adds, "Prior to attending Nouveau Riche's Real Estate Investment College, I had no previous real estate background or knowledge. My career has been in IT most of my working days. The negotiation techniques my husband and I used in this short sale and our ability to make just under $25k was strictly from the education we received through Nouveau Riche. With this education we now have the knowledge and confidence to make real estate investing another passion in our lives. And, we could not think of a better legacy to pass on to our four children!
My husband Paul is currently a full-time Real Estate Professional\Investor and I look forward to retiring from my corporate job within the next couple of years to join him as a full-time investor!
